Abstract: 
The purpose of this study is to analyze the real estate market in Tripoli between 2002 and 2011. During this period prices knew a rapid increase in Lebanon, and particularly in Tripoli. Data provided by the Municipality of Tripoli and four construction firms were used to analyze the housing prices and rents in Tripoli, focusing on "Damwafarz" region. This research indicates that housing prices reached a maximum value and began to drop. However there is no sufficient evidence that rents follow the same trend. Although some indicators of a bubble are found, the bubble existence couldnt be proved using a Price to Rent ratio (P/R) model, similar to the Gross Income Multiplier (GIM) model used by other studies.
